The Process
In order to determine if a development might be suitable for a fractional or mixed use real estate project, a certain process must be followed. This process begins with a detailed product assessment and analysis of how well the destination, the surrounding areas and the development itself might fit the requirements for a fractional or mixed use development.
Typically this phase takes 2-3 weeks and it requires a product evaluation team to visit the destination and the development to complete this initial product assessment.
Based on the product assessment analysis a detailed strategic plan is developed to execute all the different dimensions of the fractionalization and mixed use plan. This includes every aspect of the product development, the marketing strategy, the sales strategy and the owner and guest services plan. This plan explains in detail what is required for all four dimensions of the project as well as how they are going to be executed. The design and development for the strategic plan takes 4-6 weeks depending on the development.
Final step in the process is the actual execution of the strategic plan. This involves everything from working with the a legal team in setting up the legal framework for the product line, integrating the marketing plan, execute the sales operations, and finally provide the owner services.
The complete process from initial product analysis to starting active sales varies based on different elements and dimensions of the development. Some developments can be in active sales as quickly as 60 days where others might take up to 3-4 months.
